Stockton's Sherwood Mall To Be Redeveloped And Rebranded as Sherwood Place

Renovations beginning early 2022, on target for spring 2023 completion

Brixton Capital will redevelop Stockton, California’s retail-anchor Sherwood Mall, a 511,242-square-foot shopping, dining and entertainment center originally opened in 1979. The redevelopment will be the future home of specialty grocer Sprouts Farmers Market.

Renovations are slated to begin in early 2022 and are on target for completion in the spring of 2023, during which time the mall will be rebranded as Sherwood Place. Other tenants and changes will be announced as additional new leases are signed in the coming months.

Located at 5308 Pacific Ave., the mall is anchored by national retailers and entertainment companies including Macy’s, Best Buy, Dick’s Sporting Goods, Petco, Ulta, Home Goods, and SkyZone — all of which will remain open throughout the renovation project. Many other tenants will also remain open.

In early 2022, the main interior mall between Macy’s and Best Buy will close for the large redevelopment project that will bring a modern, convenient and grocery-anchored shopping experience to the community.

“The City of Stockton has been very helpful in our redevelopment effort,” said Brixton Capital’s Vice President of Development Justin Long, “It’s clear their professionals are committed to creating a healthy economy for Stockton business owners and citizens.”

Nearby residents who currently drive to Lodi for the closest Sprouts Farmers Market will have an easier commute when Sprouts debuts as a new tenant at Sherwood Place upon completion. Champs Sports and T-Mobile will also anchor the shopping center’s revamped Pacific Avenue-facing front.

“Since acquiring Sherwood Mall in 2017, our firm has been dedicated to realizing the shopping center’s next iteration to fulfill the Stockton community’s needs,” said John Desco, the Executive Vice President of Regional Centers for Brixton. “Already anchored by a robust cast of national retail and entertainment tenants, the project will bring added retail convenience and options to local residents.”

Eric Li of Brixton Capital and Chris Sills of Lee & Associates, as well as Bob Dishler and David Young of JLL, have been responsible for the Sherwood Place redevelopment leasing for Brixton Capital. K2M Design is serving as the project’s architect. Stockton-based Haggerty Construction will serve as general contractor.
